Luxury Retirement Living, Reimagined // Beachleigh Mount Eliza Receives Permit Approval

We’re pleased to share the latest milestone for Beachleigh, a transformative seniors living community set on the stunning Mornington Peninsula coastline. The project has now received planning approval and the next phase of development is officially underway, ushering in an upscale lifestyle opportunity for seniors.

Acquired by development group Hengyi, the 3.4-hectare estate at 33 Jacksons Road, Mount Eliza, is set to become a luxury retirement community like no other. The design blends historical charm with premium amenities while offering residents direct access to a pristine stretch of waterfront.

“Beachleigh is the next evolution in how we approach retirement living,” said Frank Bambino, Managing Director of VIA Architects. “The project builds on our experience in creating lifestyle-centric seniors living communities and takes it a step further, elevating the resident experience with a refined sense of luxury.”

UNMATCHED IN VISION AND AMBITION

Unparallelled to anything seen on the Mornington Peninsula, Beachleigh is an ambitious development designed to meet the growing demand for luxury retirement living. More than just a highly sought-after location, the project is tailored to discerning retirees seeking an active and engaged lifestyle, enriched by a strong sense of community and exclusive access to top-tier amenities.

“The project exemplifies the potential of design to elevate lifestyle beyond conventional expectations,” added Mark Allan, Director of VIA Architects. “It goes beyond delivering high-end amenities by deeply connecting people to the essence of place. The integration of heritage, a seaside location, passive bay views and considered design creates something entirely unique within the sector.”

HONOURING A STORIED PAST

Built in 1878, the site’s storied past has greatly shaped our studio’s design approach. Originally a grand seaside holiday home designed by Melbourne architect Thomas Watts, and later serving as the Orthopaedic Branch of the Royal Children’s Hospital, the estate’s rich history informed every aspect of the project’s contemporary vision. Beachleigh respects its historical significance while offering a reimagined, resort-style community that pushes the boundaries of what retirement can look like.

At the core of Beachleigh’s design is the preservation and thoughtful adaptation of its three heritage-listed buildings. The original reception building, the largest heritage structure on the property, will serve as a striking entry point for residents and visitors, blending history with contemporary luxury.

The historic pool house will be transformed into a state-of-the-art wellness centre, set to include dining facilities, a lounge, gym, yoga studio and more, all offering sweeping views over the bay. The original Chapel will be transformed into a multipurpose facility, creating a lively hub for residents and visitors to enjoy.

CONNECTING COMMUNITY AND PLACE

After extensive collaboration between Hengyi, VIA, local stakeholders and Mornington Peninsula Shire, this approval marks not only a significant milestone for Beachleigh, but also for the entire region. The plans reflect a highly considered approach to heritage conservation and the preservation of native vegetation, while respecting the character of the surrounding neighbourhood and foreshore. This ensures Beachleigh will not only protect the area’s natural beauty but will also serve as a valuable addition to the community.

At the heart of Beachleigh is a commitment to creating a connected environment that reflects the relaxed coastal lifestyle of Mount Eliza. With 200 metres of direct waterfront access and extensive walking paths throughout the site, we’ve designed spaces that promote an active and engaged way of life. Community gardens and outdoor seating areas will invite both residents and visitors to enjoy everything that the Mornington Peninsula has to offer.

A BOLD VISION FOR THE FUTURE

Beachleigh represents a significant milestone for VIA, setting a new standard for what seniors living can be. The development embodies our studio’s commitment to challenging industry norms and creating spaces that truly enhance quality of life.

“This project sets the tone for the next chapter of VIA,” said Frank Bambino. “Beachleigh demonstrates how we continue to explore the potential of design to create communities that enhance wellbeing and elevate daily living. It reflects our dedication to community-focused innovation and design excellence.”

FROM VISION TO REALITY

Working alongside Hengyi to realise its vision for the project, our studio has commenced the detailed design phase of the development process ahead of its release to market. Construction is anticipated to begin next year.

We look forward to bringing this vision to life—a vision that reimagines seniors living, offering future residents the best of coastal living within an upscale community-centred environment.
